Pre-Design & Feasibility
BuiltConsult can provide clients with various exercises to help establish the feasibility of a proposed development. These exercises can include initial site and statutory code analysis, blocking and stacking diagrams and options, investigations into appropriate scale, height, bulk, and mass; as well as initial concept and urban design options and ideas, and perspective images to communicate overall design intent and character. These exercises can ensure the site and project can reach its full potential and align with the client’s desires, and form the basis of planning proposals and development applications to authorities
Concept Design
BuiltConsult are well positioned to provide creative concepts based on functional requirements, site constraints, progressive construction technologies, and design opportunities, and will work closely with all stakeholders to produce an outcome that will perform to the client’s expectations. Initial concepts can then be refined by testing and adjusting key building elements; including required floor area; mix of uses; overall size, shape, height, bulk and mass; character and visual amenity; or any other drivers to provide the project with clear direction throughout the development phases.
Development Applications
Whether a project is simple or complex, BuiltConsult have the ability to produce the appropriate documentation for DA and authorities approvals submissions and are also highly experienced in negotiating outcomes with councils and authorities to help create a smooth passage through the approvals processes.
Design Development AND DOCUMENTATION
BuiltConsult can progress a concept design solution through the next stage of project realisation. The team have extensive experience engaging and managing design teams and secondary consultants ranging from early statutory planning advice, through to commissioning and specific equipment and handover experts.
We are positioned to deliver documentation services for projects of all types and scales. Utilising industry standard CAD software, and with in-house production capabilities, packages can be prepared and delivered to suit all project documentation requirements.
Planning AND BRIEFING SERVICES
The staff at BuiltConsult have extensive client-side planning and design experience gained through one of Sydney’s rapidly developing universities. Our Project planning services can help clients prepare for a project, including setting budgets, programmes, and aligning overall expectations with design opportunities, governance, and commercial realities.
Master planning exercises can be vast and may involve addressing the urban conditions of newly created suburbs, and planning the appropriate location of the various uses and zones; considering infrastructure, existing contextual conditions, environmental and sustainability drivers, natural and constructed amenity, and the encompassing governance.
BuiltConsult can also provide detailed briefing and brief development services to help clients thoroughly understand and articulate their spatial and functional requirements.

Design Management
With extensive client-side management experience, BuiltConsult can confidently assist clients with building and engaging a design team suitable to the project’s needs, and can manage the design process as either lead-consultant, or client-side design managers.
Project Management
BuiltConsult can provide Project Management services to clients to ensure contracts and site works are executed efficiently, and can assist clients with the selection, tendering, and engagement of contractors and specialist sub-contractors suitable to the project’s requirements.
Due Diligence & Condition Audits
BuiltConsult have extensive knowledge of construction systems, building products, and typical building materials that are used in current construction projects, as well as those used in many projects over the past 30 years. We are in touch with current and best practice construction methods and can assist clients to plan and execute remedial strategies for existing buildings.
We bring industry-leading experience for pre-design and investigative building services to the market, providing clients with sound advice on their assets including dilapidation reports, repair and maintenance plans, and third-party peer review of proposed alterations or new builds in terms of ongoing building management and maintenance including creation of plans to reflect the end user’s operational requirements.
Site Superintendance
A designated client-side superintendent can ensure our client is kept up to date on their project’s overall performance whilst on site, including tracking of programme, costs and cash-flow, management of variations, responding to RFI’s, and issuing certificates for progress payments and completion stages.
